We charge 8% of the rent we collect, with no setup fee. A one-time leasing fee equal to half a month's rent applies only when we place a new tenant. There are no hidden markups on repairs.
Every applicant goes through a credit check, income verification, rental history and reference calls. You see a clear summary and a recommendation before anyone signs.
Tenants pay online by the 1st. We send your payout by direct deposit within 5 business days of the due date, together with a monthly statement.
Repair costs are paid from the rent we collect. We handle jobs up to $300 without asking, and we ask for your approval before anything larger, except real emergencies.
We send reminders and follow up straight away, offer a payment plan where it makes sense, and serve legal notices on time. If it goes further, we guide you through the legal process.
Yes. After the first 90 days you can end the agreement with 30 days' notice. There are no exit fees, and we hand over your records and keys.
